All Professional Trades Inc. is a growing General Contracting company located at Leslie / 407, specializing in the interior renovation of Multi-Residential High-Rise Properties and Commercial Tenant Build-outs across Southern-Ontario. We are seeking an ambitious Senior Estimator to join our team full time.

We are looking for an experienced estimator to join our team in a managerial capacity. This individual will be responsible for leading the estimating department from start to finish, identifying areas for improvement and making modifications as seen fit. This individual will be responsible for coordinating and participating in the preparation of all estimates that are provided by the Estimating Department. Manages and is responsible for all estimating functions that may be required during pre-construction including value engineering, alternative and comparative studies.
The Responsibilities and Duties
Review quantity take-offs, analysis, estimate, and studies for all items incorporated in the assigned scope.
Review drawings, specifications and all other construction documents. Make senior management aware of design-related problems, completeness of documents and other potential risks.
Prepare estimates of labor and/or material costs.
Prepare bids, select vendors and/or subcontractors and determine cost effectiveness of projects to be bid.
Prepare estimates for general expenses and overheads.
Project cash flow and financing requirements.
Estimate pre-contract costs.
Utilize quantity take-off procedures.
Advise on tendering procedures.
Analyze tenders and recommend awards.
Set up cost monitoring and reporting systems.
Monitor and adjust contract expenditures.
Liaise, consult and communicate with engineers, architects, owners, contractors and subcontractors on changes, potential problems and adjustments to cost estimates.
Ensure strict adherence to safety, Quality Assurance/Quality Control (QA/QC), ethics and compliance requirements at all times.
Evaluate and analyze subcontractor proposals.
Analyze cost data, unit prices, back-page costs, and information that can be developed and used as a “rule of thumb” for all building systems estimated costs.
Develop, consult, communicate and enhance owner, architect, subcontractor and vendor relations.
Review schedules, proposal specifications, drawings, attend pre-bid meetings to determine scope of work and required contents of estimate.
Coordinate / Organize estimating team to prepare bids, select vendors and/or subcontractors and determine cost (effectiveness) of projects to be bid.
Perform Risk and Contract Management responsibilities as required.
Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into the estimate.
Prepare (discipline estimates by calculating) complete quantity take off based on scope of work.
Review design options and recommend best solutions based on cost, engineering quality or availability of materials.
Establish and review list of work to be performed by subcontractors.
Review final estimate and apply strategic cost factors where necessary.
Monitor client changes and advise the estimating team of all changes in scope during the estimate period.
Follow awarded contracts as assigned – may include estimating extra work items, change orders, credits.
Advise on major changes in scope of work and monitor actual cost to estimated cost.
Upon project completion, conduct debriefing with estimating, engineering and production teams to discuss positive and negative aspects of the project.

Knowledge of building construction, materials, systems, market conditions, trade practices. Must have conceptual ability to work with minimum information and quickly develop an understanding of the owner/architect requirements. Should demonstrate imaginative, innovative and succinct approach to a project.
Complete knowledge of the estimating documents and the ability to provide accurate qualitative and quantitative analysis of the documents.
Must be able to multitask and meet established deadlines.
Certification by the Canadian Institute of Quantity Surveyors is seen as an asset.
Minimum of 5 years’ of estimating experience least 5 years in an estimating capacity.
Technical knowledge and experience design-build.
Thorough knowledge (ideally with hands-on application) in the construction field with Multi-residential high-rise buildings.
Previous experience and/or willingness to lead and mentor estimators is preferred.
